Poverty Point Tree Farm was purchased and created in the early 1980s by a prominent consulting forester with a vision of Lake Talquin serenity, great hunting and recreation opportunities, timber income by maximizing the growth potential of planted longleaf and loblolly pines, all while preserving natural wooded areas associated with several creeks bisecting the property. The original tract was over 300 acres situated between State of Florida lands to the east, public Hopkins Landing Road to the north, private Stoney Edwards Road to the west, private Clark Road to the south, and thousands of acres of large forest ownerships all around. Fast forward to today, and all of that has only minimally changed. While there are a few more homes to the north along Hopkins Landing Road and the banks of the Hammock Creek portion of 10,000-acre Lake Talquin, aside from that, the serenity, recreation, hunting, and income potential from timber has persisted on Poverty Point. The State of Florida has increased Lake Talquin State Forest to thousands of acres on numerous tracts of land surrounding Lake Talquin, and the nearby Hopkins Landing camping facilities have been substantially improved. Still, Poverty Point maintains its existence as it has for decades. For the first time in over 40 years, Poverty Point is being offered for sale. Approximately 182 acres are offered at $7,500/acre. The acreage includes approximately one-half mile frontage on public Hopkins Landing Road, approximately 0.13 miles of frontage on Pat Thomas Parkway (highway 267), approximately one-half mile frontage on private Stoney Edwards Road, and approximately one-half mile frontage on private Clark Road. The purchase of 182 acres also includes the right of first refusal to purchase the balance of approximately 118 acres, which has highly valuable timber, frontage on Lake Talquin, a home, and several outbuildings. The 182 acres include approximately 96 acres of 40-year-old planted loblolly pines, approximately 26 acres of 30-year-old planted longleaf pines, approximately 54 acres of hardwood timber, and approximately 6 acres of food plots. Imbedded in the hardwood areas are two natural duck ponds and three drainage areas that ultimately combine to eventually flow into Lake Talquin. Poverty Point’s potential is unlimited. Further development along Hopkins Landing Road, Pat Thomas Parkway, and Stoney Edwards Road is possible. The campground and RV park at Hopkins Landing are not nearly large enough to accommodate the demand, so an RV park near Lake Talquin is another possibility. And if none of those interest you, maintaining Poverty Point as a serene and productive personal retreat is “walk-in-ready”.
